Seoul's luxury apartment market sits well above the city's average apartment price (roughly ₩1.2B) — as a rough guide, listings priced from ₩2 billion and up are the tier most buyers and agents mean by "luxury" in Seoul. It concentrates in a handful of prestige neighborhoods rather than being spread evenly across the city.














There's no official price cutoff, but ₩2B+ is a reasonable starting point for the segment — well above the citywide average of roughly ₩1.2B (see the Seoul home prices guide for live medians by district). Above that threshold, units typically add larger floor plans, higher-end finishes, dedicated parking, concierge or security staff, and — in the highest tier — river or park views.
Other districts have pockets of luxury inventory too, but these three account for most of the segment.
Beyond the acquisition tax and agent fee that apply to any Seoul purchase (see our cost of buying property guide), luxury pricing is driven by building prestige/brand, floor level and view, unit size, and proximity to top schools or business districts — the same factors that separate a ₩2B unit from a ₩5B+ unit within the same neighborhood.
