Luxury Apartments in Seoul

Seoul's luxury apartment market sits well above the city's average apartment price (roughly ₩1.2B) — as a rough guide, listings priced from ₩2 billion and up are the tier most buyers and agents mean by "luxury" in Seoul. It concentrates in a handful of prestige neighborhoods rather than being spread evenly across the city.

What counts as "luxury" in Seoul

There's no official price cutoff, but ₩2B+ is a reasonable starting point for the segment — well above the citywide average of roughly ₩1.2B (see the Seoul home prices guide for live medians by district). Above that threshold, units typically add larger floor plans, higher-end finishes, dedicated parking, concierge or security staff, and — in the highest tier — river or park views.

Where Seoul's luxury market concentrates

  • Gangnam — Seoul's best-known prestige district, with the highest concentration of high-end apartments and officetels.
  • Seocho — adjacent to Gangnam, similarly upscale, with some of the city's largest luxury complexes.
  • Yongsan / Hannam — river-adjacent, home to some of Seoul's most expensive individual properties and embassy-district prestige.

Other districts have pockets of luxury inventory too, but these three account for most of the segment.

What drives the price at this tier

Beyond the acquisition tax and agent fee that apply to any Seoul purchase (see our cost of buying property guide), luxury pricing is driven by building prestige/brand, floor level and view, unit size, and proximity to top schools or business districts — the same factors that separate a ₩2B unit from a ₩5B+ unit within the same neighborhood.

Häufig gestellte Fragen

What price counts as a luxury apartment in Seoul?

There's no official cutoff, but roughly ₩2 billion and up is a reasonable starting point for what most buyers and agents mean by "luxury" in Seoul — well above the citywide average of about ₩1.2 billion. The highest tier (₩5B+) concentrates in a handful of prestige buildings.

Which Seoul neighborhoods have the most luxury apartments?

Gangnam and neighboring Seocho have the highest concentration of high-end apartments and officetels, followed by Yongsan/Hannam, which is known for river-adjacent prestige properties.

Do foreigners pay different taxes on luxury property in Seoul?

The acquisition tax rate rises with price regardless of buyer nationality — foreigners pay the same rate as Koreans. See our cost of buying property guide for the exact bands. There is no separate "luxury" tax category, though very high-value holdings can be subject to the comprehensive real estate tax after purchase.

What amenities come with luxury apartments in Seoul?

Typically larger floor plans, higher-end finishes, dedicated parking, concierge or security staff, and — at the top of the market — river or park views. Amenities vary significantly by building, so compare individual listings rather than assuming a standard package.
