What the Jeju market is like

Jeju's property market is shaped by tourism and lifestyle demand as much as by local housing need — guesthouses, pension-style rentals and vacation homes sit alongside ordinary residential housing. The island has two main cities, Jeju City in the north and Seogwipo City in the south, each with a different feel: Jeju City is the administrative and transport hub, while Seogwipo is quieter and closer to the island's south-coast scenery.

Rules and considerations specific to Jeju

Jeju has its own development-restricted zones and agricultural/forestry land-use rules that don't apply the same way on the mainland, and these rules are updated periodically. If you're considering buying land or a home on Jeju, confirm the current rules for the specific parcel and property type with your realtor before committing — general Seoul-market guidance does not automatically carry over to Jeju.

Getting around

Jeju has no rail network; getting around is by car, taxi or bus. Jeju International Airport, in Jeju City, connects the island to Seoul and other major Korean cities with frequent flights.
