What is a direct deal?

Direct deals, done safely — the Seoul Homes way

A direct deal means the owner and the buyer or tenant connect with no agent in between.

Inquiries go through a form

Your contact info isn't shared upfront — buyers and tenants reach you through a form.

Listed alongside agent listings

Direct listings show up in Seoul Homes's full search results, same as agent listings.

Hand it off to an agent if you want

If managing it yourself gets to be too much, you can approve a request from an interested realtor.

Only on Seoul Homes

Foreign tenant demand Naver Land never shows you

Naver Land is Korean-only, so foreign tenants and buyers who aren't comfortable in Korean never see those listings in the first place. Seoul Homes runs in multiple languages, so your listing reaches that same demand agent listings already do.

Demand you're losing to the language barrier

Expats, international students, and employees at foreign companies — real tenants who actually sign leases — never even search on Naver or Zigbang.

Your lease is protected the same way, regardless of nationality

Korea's Housing Lease Protection Act applies regardless of nationality — a foreign tenant's lease isn't any less secure than a Korean tenant's.

Deposit security is often better, not worse

International wire transfers naturally mean more upfront verification of funds before the lease is signed.

Frequently asked questions

Do I need a business registration?

No. The landlord plan is for individual property owners — no business registration or agent license is required.

How many properties can I list?

Choose a plan for up to 2 or up to 5 listings, based on how many properties you own.

How do I pay?

Pay by card or bank transfer, billed once a year.

Can I pause a listing?

Yes. You can pause a listing for up to 90 days a year without losing your subscription.

Who sees my listing?

Your listing appears on Seoul Homes alongside agent listings, searchable by buyers and renters.

Do I still need to file rental income tax or register a business?

Seoul Homes's landlord plan itself doesn't require business registration. But you may still have a separate tax filing obligation on rental income — see the rental income tax filing guide and the rental business registration guide.

How do I find foreign tenants?

You don't need to do anything extra. Seoul Homes runs in multiple languages, so a single listing reaches Korean-speaking and foreign tenants and buyers at the same time.

Is it safe to rent to a foreign tenant?

Yes. Korea's Housing Lease Protection Act applies regardless of nationality, and the lease and deposit process is the same as for a Korean tenant. If language is a concern, you can also prepare an English summary alongside the contract.
