What Is Junggae-bosu (중개보수) — agent fee?

The licensed agent's commission, capped by ordinance (0.4–0.7% on a Seoul purchase).

Junggae-bosu (중개보수, formerly 복비) is the brokerage commission. It is capped by local ordinance: for a home purchase in Seoul the maximum runs from 0.4% to 0.7% depending on price, and for a lease roughly 0.3–0.4%. The exact figure is negotiated within the cap.

Why it matters

Buyer and seller each pay their own agent, and the fee is one-time. Because it is capped, you can check the maximum for your price band and should agree the number before signing.
