What Is Gwanlibi (관리비) — maintenance fee?
Definition
A monthly building-management fee, separate from rent, covering upkeep and shared services.
Gwanlibi (관리비) is a monthly charge for building management — security, cleaning, elevators, and sometimes water, heating or internet. It is billed on top of rent, and officetels usually have a higher 관리비 than apartments because of their shared facilities.
Why it matters
Two homes with the same rent can cost very different amounts once 관리비 is included. Always ask exactly what the fee covers before signing, and factor it into your monthly budget.
